Rental proceeds are typically distributed by the 15th of each month, provided tenants have paid their rent on time and in full. Distribution may be delayed if tenants are late with payments or if funds are required to cover property-related expenses.
Our professional home inspector conducts property inspections biannually, typically aligning them with fall and spring sprinkler maintenance for efficiency and thorough oversight if applicable to your property.
Our thorough tenant screening process encompasses background checks, credit and rental histories, employment verification, fraud detection, and references from both employers and previous landlords. Your Owner Statement, detailing the previous month’s income, expenses, and related invoices, will be delivered on the first business day of each month. Additionally, an Annual Packet, including a 1099 for tax reporting, will be provided to summarize the full year’s activity.
Invested Property Management securely holds all tenant security deposits in a dedicated escrow account, ensuring accurate accounting and proper disbursement at the lease’s conclusion. We generally collect a security deposit equal to one month's rent to cover cleaning and damage beyond normal wear and tear after move out.
Upon identifying a qualified tenant, Invested Property Management diligently drafts a tailored lease, collects the first month’s rent and security deposit, conducts a detailed move-in inspection, and ensures the property is thoroughly cleaned and ready for occupancy. We also verify the tenant’s proof of renter’s insurance, assist with utility setup coordination, and provide clear move-in instructions, striving to deliver a seamless transition and an exceptional first impression, with additional steps taken as needed to ensure success.
