Barring delays from tenant payment, owners will generally get paid before the 15th of the month. Rent has to clear a client trust account. Once the bank give us notice that we have received the funds, we pay any outstanding invoices, take out our management fee and send funds to our owners. Often times you will receive this between the 10-12 th of the month but no later than the 15th .
It depends. Invested PM reserves the right to charge an extra service fee any time a home warranty is used. This is because home warranties are time consuming to navigate, often require long hold periods, and multiple visits to the property and more complicated coordination for access with tenants. For this reason, home warranties are best for large mechanical repairs that are non-emergencies.

It depends on the nature and cost of the repair. If a repair is less than $350.00 Invested will proceed with troubleshooting and coordinating the repair. Repairs over $350.00 will require your permission unless it is deemed an emergency.
Yes, we will hold a reserve of $250 in your property account in order to pay any outstanding expenses like maintenance invoices. It’s critical we pay our vendors promptly in order to get the best service for your property and tenants. Paying bills quickly is the best way to keep vendors happy.
This is a property by property decision. For most single family homes, the tenant is responsible for all utilities except for annual or semi-annual sewer bills. For Condos/Townhomes – any utility that is included with your HOA dues is usually the landlord’s responsibility. If you have questions or a unique circumstance, we will discuss this during the on-boarding process.
We provide professional photography of the home to show the property in its best light. We sync our listing to 50+* sites across the web to achieve maximum exposure. Sites include Zillow, Trulia, Hot Pads, Realtor.com, Apartments.com, Craigslist, Etc. *website availability and syndication agreements change often as the industry evolves.

We run a thorough background check which includes credit, criminal, eviction history. We also verity employment, rental history and rental reference.
Invested PM holds all security deposits in an appropriate non-interest bearing Security Deposit Escrow account on behalf of the owner and tenant. It is available and verifiable at all times to meet Department of Real Estate requirements. This ensures timely processing at the end of the lease and helps reduce risk and liability for our landlords.
We collect a Security Deposit equal to One Month’s rent in most cases.
